In a recent meeting of the Lunenburg Zoning Board of Appeals, the board unanimously approved a special permit for homeowners Matt and Nicole Metrano to remodel their non-conforming front farmers porch. The Metranos, who reside on Benjamin Road in Shirley, Massachusetts, aim to replace and extend the length of their porch on Sunset Lane, though it will be narrower than the existing structure. The board’s decision is contingent on the homeowners complying with all applicable local, state, and federal regulations.
The application detailed that the existing porch is already non-conforming with regards to its encroachment on the property’s front boundary. The Metranos proposed to reduce the depth of the porch from seven feet to six feet but extend its length to run along the full frontage of the main house. This change was partly due to the curvature of the road by the property, which affects the distance from the porch to the roadway.
During the hearing, the board considered the standard special permit questions, to which the Metranos had replied negatively regarding any potential hazards, adverse effects on neighborhood amenities, or nuisances such as noise or glare. The proposal was found not to present any danger to public health, or traffic congestion, and appeared to maintain the orderly development of the neighborhood.
The Zoning Board, through a motion by an unidentified board member, granted the permit for the dimensional variation needed for the porch extension. This approval was given with the understanding that the only section of the porch actually increasing non-conformity was a small area to the right when facing the house from the street. The Conservation Commission had previously reviewed the proposal and did not raise objections.
There was no public opposition, as no members of the public were present at the meeting, and no comments were received via Zoom. Following the decision, the board’s chairperson read the conditions of the special permit, including requirements for recording the decision with the town clerk and the registry of deeds. The decision may be appealed to Superior Court within 20 days of filing with the town clerk. The special permit will lapse if substantial use or construction has not commenced within two years.
