Lunenburg Zoning Board Approves Special Permit for Expanded Commercial Building Project

The existing property, used as a repair shop contractor yard, faced challenges due to its unique elliptical shape and insufficient lot width. The existing 7,800 square foot structure was non-conforming with setback requirements, and the new permit aimed to address these issues by improving site circulation and safety. The plans included separating employee parking from operational areas and introducing landscaping enhancements to improve stormwater management.
The proposed improvements were designed to enhance traffic circulation, separating employee and truck traffic and introducing landscaping elements to aid in fire protection. The applicant asserted that these changes would increase property values in the neighborhood and maintain reasonable consideration for order and sight lines, while addressing noise, dust, and glare concerns with increased landscaping buffers.
During the presentation, the representative from McCarti Engineering highlighted the history of the project, including delays due to negotiations over a water main installation. These negotiations had extended the timeline as the community reached agreements on financial contributions for the extension. Despite these challenges, the applicant expressed a strong desire to proceed with the project.
Board members and representatives discussed the construction phase logistics, including the location of vehicles during this period. Trucks will be staged in a gravel pit area behind the office, accommodating approximately 20 to 30 trucks. Additionally, the existing building will remain operational throughout construction.
Attention was also given to the water line situation, an important element of the project. Original plans called for a water main extension to support a fire suppression system, with a fire pump room located underground.
Safety features were a focal point, with board members inquiring about ingress and egress points. Representatives confirmed that maintaining current curb cuts was essential for truck maneuverability, preventing trucks from backing onto the road and ensuring safe operations. This aspect of the plan was underscored by board members who emphasized the importance of avoiding road hazards.
The board’s decision to approve the special permit included contingencies requiring compliance with all relevant regulations and periodic reviews to ensure adherence to conditions. The approval process concluded without public comment, and the meeting adjourned following the unanimous vote.
