One resident referenced a neighboring establishment that had promised no live music but later hosted outdoor music events, raising fears about potential noise issues if the building were to be sold in the future.
The commission debated various aspects of the project, including restroom accessibility to the public, the definition of “ancillary use” for the proposed restaurant, and the potential for entertainment on the rooftop deck. Notably, there were discussions about the dimensions of parking spaces and the maneuverability of vehicles in the alley behind the development. However, the commission did not include restrictions on entertainment and noise levels in their approval motion.
Further, the commission voted on a motion regarding the conditions for the condominium development, which included adherence to noise code ordinances, provisions for a dog walk, and parking compliance. The motion passed, albeit with one member dissenting.
The commission also considered amendments to the Madeira Beach Town Center special plan for C3, C4, and R3 zoning districts. The amendments addressed issues such as rooftop uses and special exceptions, prompting debate over the criteria for special exception uses and the potential impact on neighboring properties.
Additionally, the commission discussed changes to zoning regulations, such as adjustments to density in character districts and the alignment of language with existing plans and regulations. The discussion covered building heights, with some debate on whether to use specific height measurements or stories as a regulatory measure.
