She argued that the unique shape of her lot made the front yard the most viable location for the addition. The architect supported her claim, stating that the design would complement the neighborhood’s aesthetic. Neighbor and land surveyor, Mark Cordes, also spoke favorably about the construction’s potential positive impact on the community.
Conversely, Lawrence Misser’s application for a use variance and site plan waiver on East Main Street remained unresolved. The property, a former beauty shop with living quarters, currently houses a camera business. Misser’s application sparked a debate on parking inadequacies and the property’s residential appearance. The board sought to understand the property’s current occupancy and usage history.
The Town Council also tackled a property on North Fellowship Road, where the owner proposed converting the first-floor shop into a residence. This led to a debate about whether the property would be classified as an apartment building or a house with an apartment. Concerns about garbage disposal were discussed, with the council specifying that residents would use common trash and recycling bins for the three units. Public commentary included opposition from a representative of the Maple Shade Town Lodge, who contested the parking plans and fence removal, fearing encroachment onto the lodge’s lot.
Rita Milos, a realtor, and Larry Kingsbury, the property owner, addressed the council regarding the first-floor residential unit’s features and maintenance. Kingsbury explained the property’s layout and his efforts to maintain a good relationship with the Masonic Lodge concerning parking and fence issues. The council raised concerns about garage use and basement access. Kingsbury’s application was ultimately approved with conditions.
The meeting took a critical turn when Chuck Patron, representing Deerfield Associates, sought minor site plan approval and parking-related variances for the Fox Meadow complex. Patron highlighted collaborative efforts to enhance waste management facilities, which would lead to a reduction of 17 parking spaces. He assured the board of sufficient parking, citing an onsite survey and video evidence. Notably, new security measures, such as license plate readers and cameras, would link to the police department.
However, the board expressed concerns about the application’s completeness, citing unresolved engineering issues. Current engineer Fred Turk acknowledged these concerns and committed to resolving them before presenting revised plans. The board insisted on a complete application with all necessary details for consideration, revealing a discrepancy in expectations between the applicant and the board.
Further discussions at the council meeting centered on another development project facing a shortfall of approximately 600 parking spaces and non-compliance with ADA guidelines. Concerns about the completeness of project details were reiterated, with the council emphasizing the importance of a comprehensive landscape plan and compliance with site plan requirements. The council held a cautious stance, drawing from past experiences where projects failed to align with approved plans.
Lastly, the council engaged in a discussion about the need to address trash enclosures, a public health and safety concern, as explained by engineer Greg Fusco. He described the poor condition of enclosures at Fox Meadow, emphasizing the importance of a swift resolution. The council also passed resolutions for new businesses and reviewed the zoning board’s annual report.
