Recent flooding incidents were noted as evidence of the area’s vulnerability, prompting concerns that the pool’s proximity to the ocean might contribute to drainage problems. The board’s dissenting voices emphasized the project’s primary benefit to the homeowner over the community, with one member noting, “I see this only as a benefit for the homeowner.”
The proposal failed with only one vote in favor and six against, leading to further discussion about urban planning and the need for buffer zones between properties. Suggestions were made to incorporate vegetation as barriers to mitigate noise and enhance aesthetics.
Shifting from the contentious pool proposal, the board unanimously approved a separate application for Matthew and Lauren Dorfman’s renovation project on North Osborne Avenue. The project, which sought C variance relief for minimum side yard setbacks, involved an addition to a single-family dwelling without expanding its footprint. The board expressed support for the design’s modernization and its alignment with municipal land use regulations, highlighting its positive impact on the neighborhood.
The Dorfman’s case was presented by attorney Eric Olsen, who introduced architect Carolina Pena to outline the proposed changes. The renovation included a second-floor addition, modifications to the rear structure, and detachment of a previously awkwardly designed garage. The design aimed to improve the property’s livability while maintaining its visual consistency with the surrounding area. The board commended the project for its minimal visual impact and enhancement of the home’s usability, particularly as the Dorfmans transition into an empty-nester phase.
