Martin County Approves New Two-Story Self-Storage Facility on Northwest Federal Highway

The proposed self-storage facility, located just west of Cedar Point Plaza in Stewart, received approval despite requiring alternative compliance for primary facade transparency. The applicant highlighted the building’s limited visibility and detailed decorative design elements, including faux windows and varied material textures, to compensate for the lack of transparency. The development review staff confirmed that the project complies with all applicable regulations and recommended its approval.
Buffering and landscaping were concerns during the meeting. Residents from the neighboring Vista Deago expressed apprehension about the visibility of the new building from their properties. In response, the developers assured that a substantial buffer of mature trees and additional landscaping would mitigate any visual impact. The plan includes planting Florida red maples, which are expected to grow quickly and complement the existing line of mature trees that already shield the area.
Parking rate reductions were also discussed, acknowledging the unique nature of self-storage facilities, which generate minimal traffic compared to typical retail operations. The developers affirmed that the parking ratios applied matched those of the existing structures.
Inquiries about stormwater management and site drainage were addressed, confirming that the facility will utilize an existing stormwater management tract, with plans to remove non-native plant species and enhance the area as part of maintenance efforts.
