Martin County Approves Rezoning for Undeveloped Agricultural Land in Palm City

The land, located on Southwest Green Farms Lane, will transition from an A2 Agricultural District to an A20 General Agricultural District. The rezoning aims to align with Martin County’s comprehensive growth management plan, supporting agricultural density in larger tracts of land.
Luis Aguilar, a principal planner for the growth management department, explained the details of the rezoning application. The requested change is mandatory due to a covenant agreement dating back to the late 1990s or early 2000s, which necessitates the removal of outdated zoning covenants. The AG2A zoning district being requested is compatible with the existing agricultural uses in the area and adheres to the county’s land use policies.
During the meeting, George Messmer from Cotler and Herring, representing the applicant, addressed inquiries about the covenant and historical dredging activities on the property. Messmer clarified that the dredging, which involved filling a lake on the property, is ongoing and complies with existing regulations. The covenant, originally a contractual zoning tool, will be removed as part of the rezoning process.
