Miami Beach Design Review Board Approves Bank Renovation and Multifamily Building Projects
- Meeting Overview:
During the recent Miami Beach Design Review Board meeting, significant approvals were granted for two major projects: the renovation of a Bank of America branch on Alton Road and the construction of a new multifamily building on Second Street. These projects promise substantial improvements to the city’s urban landscape, focusing on pedestrian accessibility and enhanced community engagement through design.
The board’s approval of the Bank of America renovation marks a notable shift towards prioritizing pedestrian experience over vehicular convenience. The existing bank, characterized by its outdated drive-thru facilities, is set to undergo a comprehensive redesign. The new plan eliminates these drive-thrus entirely, replacing them with a pedestrian-friendly environment featuring a continuous sidewalk along Alton Road. The proposed design includes a one-story building with a glass box entrance, vibrant public art, and a white brick façade, creating a welcoming and aesthetically pleasing structure. The project also involves significant site improvements, such as the removal of all driveways onto Alton Road, addressing previous safety concerns. A mural by local artist Kennedy in Gaga, requiring city commission approval due to its size, is set to be a key feature, contributing to the area’s visual vibrancy.
The board supported variances requested by the applicant, which include eliminating the off-street loading requirement and allowing for larger signage on an architectural screen. These variances are intended to accommodate the bank’s minimal loading needs and enhance visibility without contributing to visual clutter. These changes are expected to improve the urban environment, aligning with the district’s goals of promoting vibrancy through public art and pedestrian engagement. No significant opposition was noted during the meeting regarding these proposals.
Another project approved by the board is a new three-story multifamily building on Second Street. Situated on a narrow lot, this development aims to provide modern housing while respecting the privacy of neighboring residences. The design features contemporary materials such as cypress-colored wood cladding and large impact-resistant windows. The board granted variances for the project, allowing a reduction in the required lot area and width due to the historical undersized nature of the lot. These variances were deemed necessary to enable development on the site without negatively impacting the surrounding area.
In addition to these major projects, the board also reviewed proposals for a community complex on 29972nd Street and a mural as part of the Art in Public Places program. The complex includes a parking garage, library, community center, and other amenities. The applicant presented revised plans that incorporated board feedback. The mural project, intended for a grocery store on Normandy Isle, was selected to beautify the neighborhood, with discussions focusing on its design and potential lighting features for nighttime visibility.
