In another residential matter, the board considered a proposal from Arjun and his wife, who presented their plan for an addition to their home on Glen Avenue. The six-year residents of the house expressed their attachment to the community and the need for expansion due to their growing family. Despite concerns about potential impact on neighboring properties and flooding, the board approved the application, recognizing the applicants’ commitment to preserving the neighborhood’s character.
The meeting saw a discussion of a signage application from Short Hills Gymnastics LLC, which sought to replace the sign from the previous tenant, YB Fitness. The proposed sign required a variance due to its four-foot stacked letters. The applicant, Al Notar Nia, emphasized the importance of the sign for business visibility, given the location’s setback from the road. While there were concerns regarding the sign’s size and placement, especially in relation to the neighboring business Aquatots, the board ultimately approved the application, considering the unique circumstances of the building and the importance of the sign for the new business’s success.
The discussion regarding Charles and Margo Mullin’s property at 17 Windir in Short Hills centered around their request for variances to add a third garage bay. Dave Rosen, the representative for the Mullins, explained the need for additional garage space to accommodate larger vehicles and improve the property’s functionality. The board dissected the proposal, discussing the impact of the variances on the streetscape and neighborhood uniformity. After considering the unique attributes of the property and the alignment with characteristics of neighboring properties, the board voted to approve the variances.
Another point of interest was the contemplation of modifications to non-conforming conditions related to a two-car garage and impervious coverage. Board member Craig Ploetner was instrumental in suggesting improvements to the plan that would make it more acceptable, such as reducing impervious coverage by modifying the driveway.
