Moorhead Planning Commission Approves Prairie Parkway Third Edition Development Plan
- Meeting Overview:
The Moorhead Planning Commission has approved a proposal for the Prairie Parkway Third Edition, which will see the reconfiguration of a 7.88-acre parcel into 43 lots for single-family homes, twin homes, and townhomes. This development is aimed at meeting current market demands and continuing compatible development in the area.
The request, submitted by Lowry Engineering on behalf of Prairie Parkway Plaza LLC, involves a replat of two mixed-use lots along 40th Avenue South created in 2021. The area, located between 23rd and 28th Avenues, was initially intended for a neighborhood mixed-use development with commercial and multifamily units. However, the developer has shifted focus to incorporate a mix of dwelling units due to changing market conditions. The new development will feature a looped road with two access points off 38th Avenue.
During the meeting, members of the commission inquired about vehicular access and the plans for the larger lots within the development. The proposed larger lots are set to accommodate three to four-unit townhome structures. The city planner highlighted that the changes align with surrounding land uses and would continue the development pattern of the existing Prairie Parkway First Edition.
