Equally noteworthy was the discussion on a separate proposal for the demolition and reconstruction of a single-family home on Plum Island. The new structure is designed to be built on pilings to address its location within a mapped floodplain, with an elevation above the flood level to comply with safety standards. The applicant had already secured conservation approval, though the board noted existing non-conformities related to area and frontage.
Another topic of interest was a proposal involving a property in a mapped floodplain, where the current three-bedroom structure would be replaced with a new single-family home. The new construction would be elevated to mitigate flood risks, with a foundation height of 17.4 feet, above the flood elevation of 13 feet. The board scrutinized procedural elements, including the submission of a denial letter linked to building code compliance issues.
In addition to these discussions, the board addressed a proposal for a detached pool house intended as an accessory apartment, which required a special permit. This application was part of broader conversations on maintaining the balance between property development and community standards.
The meeting also touched on ongoing developments on Cricket Lane, with updates on construction activities and community concerns being scheduled for future discussions.
