In parallel, the board addressed a special exception and variance request for a proposed automobile retail showroom on four contiguous parcels at the corner of Northeast 123rd Street and Northeast 15th Avenue. The development, touted as a six-story commercial building with a boutique and digital-first approach, aims to minimize the impact on neighboring residential properties. The zoning administrator detailed the proposed design, which includes 85 parking spaces and administrative offices, all contained within the building to reduce external disruptions.
Dr. Flormon, representing the project, articulated the operational strategy to ensure the showroom’s smooth integration into the community. By focusing on appointment-based customer traffic and handling heavy logistics off-site, the project seeks to maintain a low-impact presence. “The neighborhood will not experience traffic, sanitation, or loading activity it would experience under a conventional dealership,” she stated, emphasizing the innovative approach designed to align with the North Miami 2045 comprehensive plan.
Carlos Rios, another representative, conveyed his support for the project through a video presentation. He reassured the board of his deep-rooted commitment to North Miami, given his 40 years of experience in the automobile dealership industry. The proposed showroom, approved by the city council in a previous rezoning effort, aligns with the community’s vision for economic development and smart growth.
Board members engaged in a discussion about the project, particularly concerning the necessity of the variance and the landscaping adjacent to residential properties. The zoning administrator addressed these concerns, confirming compliance with city standards and detailing floodproofing measures to mitigate potential flooding issues.
