She noted the historical significance of the property and its current status as naturally occurring affordable housing (NOAH), with rents lower than the county average. Discussions among commission members centered on the implications of density reassignment, the necessity of the permit, and the project’s compliance with city ordinances.
In the context of affordable housing, commission members acknowledged the need for such developments, given the rising rental prices in Miami-Dade County. The project, which aims to sustain existing affordable units rather than add new ones, was met with strong support. The commission examined the project’s financial aspects, including property taxes and potential revenues from more modern developments. Concerns were raised about the condition of the units, but it was clarified that while minimal renovations had occurred, all necessary repairs and replacements had been made.
