In contrast, the application by 55 WPR Holdings LLC for a new residential structure on Wanamasa Point Road sparked debate. The board examined the proposed demolition of an existing home and garage to construct a 2.5-story dwelling with an attached garage. The property, undersized and located in a high-density zone, presented several challenges. Board members and the public expressed concerns about the significant reduction in front and side yard setbacks, with the proposed plan reducing the front yard setback to 5.99 feet from Wanamasa Point Road, a sharp decrease from the existing 41.7 feet. The narrow lot also necessitated creative solutions for parking, given the limited space and the need to accommodate three parking spaces. The discussions involved potential adjustments to the garage dimensions to ensure compliance with parking requirements and mitigate congestion concerns.
The board also addressed issues concerning air conditioning units and noise pollution, particularly given the proximity to neighboring homes. Discussions focused on the potential noise impact of the units and the need for proper screening. Concerns about drainage and the impact of tree removal were also raised. The board emphasized the need for clarity in the property’s design intentions, particularly regarding the classification of attic space and the potential for misuse as a bedroom, which would affect parking requirements.
Further complications arose from the property’s location within a flood zone, with part of the site affected by flood hazard regulations. The board requested additional consultations to address waterproofing concerns and ensure compliance with safety standards. Questions about the property’s existing sewer system capacity were deferred for further review, with the board seeking input from the township engineer to address potential infrastructure impacts.
