The Ocoee Code Enforcement Board recently convened to address a series of property violations ranging from unpermitted construction to nuisance noise and overgrown vegetation. In addition, the board faced the resignation of one of its members.
One notable issue discussed was a property on Shady Maple Circle, where a fence and pavers had been installed without the required permits. This case was complicated by a property line dispute and the fact that the current owner, Erica Grays, had purchased the property with these unpermitted enhancements already in place, claiming unawareness of their illegality. This situation led to a discussion on the implications of a property line dispute and the new owner’s responsibility to rectify the violation. The board examined the possibility of extending the compliance date for the resident to address the violations, eventually continuing the case to the October 22nd, 2024 meeting.
Another case involved Ms. Laney, a resident who had placed furniture in front of her garage door due to medical needs and safety concerns for herself and her visitors. Despite presenting letters from physicians and documentation of her disabled person’s parking permit, the board did not reach a decision during the reviewed portion of the meeting. However, in a subsequent discussion about the definition of outdoor furniture and its placement, a motion was made to dismiss the case for lack of clarity in the ordinance, which was seconded and passed.
The board also discussed a property on Sparkling Water Circle, where an exterior door was installed without a permit. The respondent was found in violation and given until July 22nd, 2024, to come into compliance, with a daily fine imposed until the violation was corrected. Additionally, a nuisance noise complaint was addressed, involving a rooster on Little Aspen Court. The board set a compliance date and a daily fine for failure to comply.
Overgrown tall weeds and grass on Kimball Drive prompted the board to authorize the city to abate the nuisance if the property became vacant, alongside a compliance date and daily fine for non-compliance. Similarly, the board dealt with miscellaneous junk and debris on Satin Leaf Circle, setting compliance terms and fines for the property.
Other cases included a property with yard waste, a collapsing front porch roof, and overgrown weeds and grass; broken windows and junk materials littering a property; and a property on Lakewood Avenue with 22 shattered windows affecting the neighborhood’s appearance. In each instance, the board established compliance timeframes and fines, with options for city intervention if necessary.
Amidst these proceedings, the board also processed the resignation of Member Brennan, who cited personal reasons and time constraints. The board expressed its gratitude for his service and bid him farewell.
