Old Bridge Planning Board Reviews Commercial Development along Route 9

The QuickChek and McDonald’s establishments are expected to operate 24/7, with the QuickChek featuring 16 fueling positions and employing 9 to 12 staff members. The McDonald’s will have a dual drive-through design, employing between 50 and 60 workers. The configurations aim to serve existing traffic flows rather than attracting new vehicles, as emphasized by the traffic study presented during the meeting.
Board members expressed concerns regarding the proximity of the proposed McDonald’s to an existing location on Route 9. Developers assured that their analysis suggested minimal competition, positing that the new facilities would complement existing businesses. Additionally, the Smart Car Wash is designed as a one-story facility operating from 8 AM to 8 PM, employing 10 to 12 individuals. The Toyota dealership, spanning 9.12 acres, will include service and inventory areas, employing 50 to 60 workers during peak shifts.
The board explored the project’s landscaping plans, which propose over 2,200 plantings to enhance the site’s aesthetic appeal. However, it was noted that certain areas may not support extensive landscaping due to visibility requirements at driveways. This balance between visual appeal and practical visibility remains a critical consideration for the board.
The meeting also addressed various logistical and regulatory aspects of the development. Discussions included compliance with zoning laws, conditional use requirements, and the necessity for specific variances. Among these were sign variances for the Toyota dealership and McDonald’s, justified by the need for larger signage to ensure visibility and safety. The board considered these variances within the framework of the township’s redevelopment plan, which aims to foster economic growth while balancing commercial and residential needs.
Public comments brought attention to the Betti Benetti memorial field’s proximity to the proposed maintenance building and its parking arrangements. The township representatives assured that previous roadway improvements had adequately addressed these concerns, with widening efforts on Shoemeister Road accommodating parking along the ball fields.
The meeting concluded with operational testimonies on delivery logistics, stormwater management, and pedestrian connectivity. The board emphasized the importance of ensuring seamless pedestrian circulation between tenants and adjacent roadways, with landscaping plans to complement these pathways.
