Old Bridge Township Planning Board Approves Hotel Expansion with Microbrewery Addition
- Meeting Overview:
During the recent Old Bridge Township Planning Board meeting, members addressed developments related to the expansion of a hotel and the addition of a microbrewery and restaurant. The board approved the application, which included multiple variances and design waivers, aiming to enhance the hotel’s amenities while addressing concerns surrounding parking adequacy, architectural design, and traffic impact.
The most anticipated project discussed was the proposed expansion of a Hilton hotel, which plans to incorporate a microbrewery, restaurant, and event space. The applicant sought major preliminary and final site plan approval, alongside various bulk variances. The meeting focused on ensuring that the proposed facilities would adequately complement the existing hotel operations, while also considering potential impacts on traffic and parking.
The proposed development features a microbrewery and restaurant on the first floor, with the second floor designated as an event space. The plan outlines a space of about 1,715 square feet for the microbrewery and 2,300 square feet for the restaurant, which includes a lobby and bar area. The event space upstairs is approximately 1,700 square feet, equipped with two bridal suites potentially available for public rental. The architectural design was described as modern, with a cohesive aesthetic intended to blend with the hotel.
Parking was a critical aspect of the discussion, as the facilities are expected to draw both hotel guests and outside visitors. The meeting addressed the need for 190 parking spaces, with the proposal offering around 171 spaces. Concerns about the parking demand during peak periods were raised, with a board member emphasizing the potential for overcrowding, especially given the hotel’s proximity to local attractions and events. The applicant proposed shared parking arrangements and tandem parking for employees to alleviate pressure on parking resources.
Traffic implications were also a focus, with a traffic engineer presenting findings based on traffic patterns and expected vehicle counts. The engineer projected a PM peak hour traffic of 72 vehicles, later adjusted to a conservative estimate of 41 trips. The board expressed concerns about the impact of the additional amenities on local traffic, especially during peak hours when hotel and restaurant activities coincide. However, it was concluded that the existing infrastructure would accommodate the anticipated traffic without significant disruptions.
Architectural considerations were also scrutinized, with the board seeking a design that would enhance the visibility and appeal of the new facilities. The applicant was urged to consider more open and inviting architectural treatments to attract visitors to the restaurant and microbrewery. Signage was another point of contention, with the board emphasizing the need for adequate visibility to ensure alignment with surrounding developments.
Another noteworthy element of the meeting was the discussion surrounding refuse management for the proposed restaurants. The existing trash enclosure for the hotel was deemed insufficient for the waste generated by the new establishments, prompting a commitment from the applicant to explore additional refuse enclosures closer to the restaurant building.
The board also examined the proposal’s compliance with local regulations, including accessibility and environmental considerations. The applicant confirmed that the building would adhere to state uniform construction code requirements, and stormwater management plans included porous pavement and other measures to enhance water quality.
