Old Bridge Township Planning Board Approves Modernization of Outdated Development Plans
- Meeting Overview:
The Old Bridge Township Planning Board meeting focused on the approval of several resolutions, including the modernization of the Oaks Development General Development Plan (GDP) and the facilitation of recreational amenities for new residential areas.
The most notable topic discussed was the consistency review of an ordinance related to the Oaks Development GDP. The board members reviewed and approved updates to the outdated development plans, which originally featured garden-style apartments from the 1970s. The revised plans include modernized layouts with additional amenities like pickleball courts, basketball courts, and two dog parks. This move aims to enhance the living experience for future residents by increasing recreational spaces and reducing impervious coverage, thus creating more open areas.
A board member explained the necessity of updating the GDP to reflect contemporary development standards. The modernization effort was described as a year-and-a-half-long collaboration with developers to ensure the new designs align with current residential needs. This came after the realization that the original plans were no longer suitable for today’s housing market. The board member noted, “We worked very hard on this ordinance for almost a year and a half, and I think what has come out is a better planning product.”
The board unanimously voted to deem the ordinance consistent with the master plan, which had previously recommended rezoning the GDP areas to address issues related to accessory structures like pools and decks.
Additionally, the meeting saw the approval of two other resolutions: the 49-2023 PHHFT Urban Renewal LLC amended major preliminary and final major site plan, and the 57-2023P LED on Wheels major preliminary and final site plan with a C variant. Both resolutions received unanimous votes from the present board members.
The meeting concluded with the board moving into an executive session to discuss Alfair litigation, after which they returned to public session to officially adjourn.
