The most notable discussion revolved around the variance application by Heidi Gross for her property on Greenwood Avenue. Gross sought to legitimize existing structures on her property, including a shed and a deck, both of which did not meet current setback requirements. Gross testified that she had inherited the property and the structures from her father, who installed them decades ago. The board approved the variance, finding it consistent with zoning purposes and the municipal land use law.

Another point was the design waiver application by Jason Folino for a second driveway at his property on Peera Road. Folino had installed the driveway to access a garage where he stores vintage automobiles. The board approved the waiver, noting that it posed no substantial detriment to the public good or zoning plans.

A third design waiver was granted to Santino Barone for expanding his driveway on Boulevard East in Cliffwood Beach. Barone testified that the expansion was necessary to accommodate two cars, similar to other properties in the neighborhood. The board approved the waiver with the same considerations as Folino’s application.

Two major development hearings were adjourned to future dates. The hearing for Z Vision Oldbridge LLC’s proposed apartment building on County Road 516 was rescheduled to November 7th. Similarly, the hearing for the Bamra Warehouse Project on Englishtown Road was also moved to November 7th. Both adjournments were made to accommodate further preparations and ensure all relevant parties could testify.

In addition to these discussions, the board also approved the minutes from previous meetings and swore in several professionals who will provide testimony in upcoming hearings. The next significant hearing on the board’s agenda is scheduled for December 19th, where the board will review OB NJ LLC’s application for an apartment addition on Highway 35.
