In light of these challenges, the magistrate decided against imposing fines at this time, instead setting a new compliance deadline for January 22, 2026. The magistrate advised maintaining thorough records as the situation could be revisited if access issues persisted.
Another case, KCE25-0000421, involved Riverside Landings on Broadway Street. The property came into compliance on the morning of the hearing after being non-compliant for approximately 40 days. Cameron Cassido, the environmental and sustainability specialist, confirmed that the property’s vegetation obstructing pond structures had been cleared. However, the city sought a fine for the 41 days of non-compliance, totaling $6,150, despite no representative from Riverside Landings being present to address the case.
The magistrate confirmed that all procedural notifications concerning the hearing had been duly provided to the property management, as per Florida statute and city ordinances. The absence of a Riverside Landings representative at the hearing was noted, raising questions about the engagement of the property management in the compliance process.
The hearing’s agenda also included case CE25-0000840 against HVP Epic Alfa LLC on Alfa Woods Boulevard, which was removed as the property had achieved compliance prior to the hearing. This case highlighted the city’s efforts in monitoring and ensuring property compliance with local codes.
