Oviedo Special Magistrate Imposes $1,700 Fines on Two Non-Compliant Properties
- Meeting Overview:
During the recent Oviedo Special Magistrate meeting, fines totaling $1,700 were levied against two properties for failing to comply with city ordinances. Neither property owner was present at the meeting, which focused on non-compliance issues stemming from previous hearings.
The first case involved a property owned by Christian Family Ltd., which had been cited for failing to install doors on a dumpster. Despite being ordered to rectify the issue by May 22, 2025, the property remained non-compliant as of the meeting date. A code enforcement officer presented a detailed 15-page document as evidence. Despite attempts to notify the property owners through certified mail and hand-delivered affidavits, no response was received. Consequently, the magistrate calculated a fine of $1,700, reflecting 34 days of non-compliance at $50 per day, and noted the absence of the property owners at the hearing.
The second case concerned a property owned by First Key Homes LLC, which failed to obtain the necessary permit by the compliance deadline of May 22, 2025. A similar 12-page document was submitted as evidence, detailing the lack of response from the property owners despite multiple attempts at communication. Although some email correspondence occurred, no substantive action was taken to address the violation. The magistrate, therefore, assessed a fine of $1,700 for this case as well, following the same daily rate for non-compliance.
