The council members advised McConnell to update his survey to clearly delineate the quarter-acre lot from the remaining property. A motion was put forth to permit the division for the quarter-acre lot, contingent on the updated survey. This motion passed unanimously, with McConnell expressing gratitude for the council’s insights into the short plat process.
Meanwhile, Jerry Forehand faced challenges with his lots on East Business 98. Having sold the larger of two lots, Forehand planned to merge the remaining ones to build a single-family home. However, the combined area fell short of local density requirements, which mandate a minimum of 8,800 square feet per dwelling. This discrepancy posed a significant obstacle, as the combined lots did not meet the necessary density for constructing a home.
The council discussed potential solutions, including modifying property lines to create a cutout, increasing the lot size to meet the 0.2-acre density requirement. Forehand was open to this suggestion. The council underscored the importance of adhering to state zoning regulations and suggested that Forehand might need to file for a variance if the adjustments proved insufficient.
A motion to approve the combination of Forehand’s properties, conditional on meeting the necessary density standards, received support.
