The revised plan moved the building setback from the nearby residential zone from approximately 54.9 feet to about 144 feet. Ronald Olenbeck from engineering and planning elaborated on the site plan, confirming unchanged access points and adjusted parking layouts to improve vehicular movement.
Olenbeck presented various exhibits, including aerial footage and site plans, highlighting the design elements of the proposed hotel. The building would feature fiber cement board and earth-tone colors, with signage adhering to local ordinances. The board reviewed compliance with engineering and planning review letters, focusing on room numbers and construction materials.

Bautista highlighted the challenges posed by increased traffic from the hotel and Wawa store, questioning the absence of further traffic improvements. It was clarified that while the redevelopment plan had incorporated traffic studies, no additional measures were planned beyond the approved improvements. The existing design included infrastructure to manage flow and safety, such as a median preventing left turns out of the hotel onto River Road.

The application progressed towards a vote, contingent on compliance with professional reports, including those from the fire department. The motion was seconded and received unanimous approval from all members present.
