Piscataway Township Zoning Board Approves T-Mobile’s Expansion and Reviews Residential Compliance Issues.
- Meeting Overview:
At the latest Piscataway Township Zoning Board meeting, several decisions were made, including the approval of T-Mobile’s request for an expansion of its existing communication facility, along with deliberations on residential variance applications. The board also addressed compliance issues related to illegal constructions and setback violations, highlighting the ongoing challenges in maintaining zoning regulations within the township.
02:28The most noteworthy topic of the meeting was the application from T-Mobile Northeast LLC, seeking to expand its communication facility on a local water tank. Presented by representative Victoria Britain, the application requested an interpretation of the zoning ordinance to allow administrative approval for the addition of 12 panel antennas, eight radio heads, a gas generator, and an equipment cabinet. Britain assured the board that the new installations would not exceed the height of existing antennas, nor would they require additional variances, as the storage cabinets would be smaller than those presently on-site. The board emphasized the necessity of submitting an RF report and conducting a structural analysis as conditions for approval. With no public opposition, the board unanimously approved the application, with plans to memorialize the decision in writing at the next meeting.
05:48In another application, Plusim Badat sought variance relief to construct an addition above his garage on Buckingham Drive. His existing property had non-conformities related to lot size and building coverage, with the proposed addition slightly exceeding the allowed coverage due to a pre-existing shed. Badat argued that the expansion was essential for his growing family and intended to remove a temporary structure from a storm drainage easement, a condition set by the board. The board approved the application with conditions, following no public objections.
13:57The meeting also tackled a complex situation concerning Alicia Gimenez, who had purchased a property with a non-compliant garage bathroom. An expert explained that the bathroom’s construction violated zoning codes, as it made the garage unusable for its intended purpose. The board agreed to postpone Gimenez’s application for 60 days to allow her to revise her plans to meet compliance requirements. This decision prevented her from having to restart the application process entirely.
17:45Miguel and Leticia Uli presented another application, seeking relief for a fence installed without permits, which violated setback regulations. The installation, performed by a third party, failed to comply with the township’s requirements. The board instructed the Uli’s to adjust the fence and shed to meet zoning standards. The Uli’s agreed to reposition the fence 10 feet from the road and adjust the shed accordingly. With no public opposition, the board approved their application, committing to memorializing the decision in writing.
