The project involved constructing a 46,249-square-foot addition to an existing office building for product assembly, shipping, and receiving. The board reviewed plans presented by experts, including civil and traffic engineers. The project’s design aimed to minimize traffic impact, with experts predicting a reduction in vehicle trips compared to previous office use. The board also discussed the necessity of a parking variance, given the shortfall in spaces provided. Despite these challenges, the application was set to continue with further deliberation necessary.
Further, the board examined the issues surrounding an application involving a site on Hose Lane. This project involves repurposing part of the existing office structure for warehouse and showroom operations. The applicant sought multiple variances, including a use variance and a parking variance, due to a deficit in the required number of spaces. A professional engineer testified that the proposed use would reduce traffic compared to an office setup. Additionally, the board considered the environmental benefits of reducing impervious surfaces as part of the site redevelopment.
The board reviewed additional expert testimony regarding the project’s architectural design, emphasizing its minimal visual impact and alignment with the town’s master plan. Though the application was not concluded, the board decided to postpone further discussion to allow members to visit the site and observe progress firsthand. The applicant agreed to this delay.
