The design includes electric vehicle parking spaces and accommodations for handicapped access.
Discussions also highlighted the project’s aesthetic and functional aspects. Concerns were raised about the building’s height and lack of retail space, which some participants felt did not align with the character of Pompton Lakes. A proposed four-story residential structure was viewed as inconsistent with the town’s traditional architectural style. The architect presented a revised design featuring brick and PVC cladding to integrate better with the surrounding area. However, the absence of ground-floor retail space drew criticism, as participants compared it to other successful mixed-use developments.
Parking remained a contentious topic, with a detailed examination of the necessary spaces for the proposed units. The project initially required 42 spaces but proposed 34, pending negotiations with the county for additional offsite parking. The agency discussed the need to amend the redevelopment plan to accommodate these changes without requiring variances. Concerns about traffic flow, particularly during school hours, prompted suggestions for a traffic study to address potential congestion issues.
In addition to the WQ Avenue project, the meeting addressed a separate proposal involving Z Storage, which also faced parking and height challenges. The agency debated the adequacy of the proposed parking arrangements, which included a mix of on-site and leased spaces. The project called for a resolution to pursue negotiations on a redevelopment agreement, considering two parking alternatives—either an easement for most spaces within the building or a lease agreement for additional spaces with a guarantee from the governing body.
