Pompton Lakes Zoning Board Delays Decision on Day Spa Proposal Amid Tenant Absence
- Meeting Overview:
The Pompton Lakes Zoning Board meeting focused on several issues, with the proposed day spa on Hamburger Turnpike taking center stage. The board deferred a decision on the use variance application due to the absence of the prospective tenant, who was expected to provide critical information about the operation of the spa. The board agreed to revisit the matter at its July meeting, contingent on the applicant presenting the necessary tenant and expert testimony.
Attorney Douglas Doyle, representing the applicant, addressed the board, requesting a postponement of the decision. Doyle explained that without the tenant present to answer questions about the spa’s operation, including the number of employees and hours of operation, the board lacked sufficient information to make an informed decision. He assured the board that a planner and an engineer would accompany the tenant at the next meeting to provide an overview of the proposal. The board confirmed that the application was complete and met the necessary notice requirements, allowing it to be carried over to the next session without further public notice.
In addition to the spa proposal, the board approved several resolutions pertaining to other properties. These included a use variance for a property on Montclair Avenue, which involved replacing existing commercial buildings with a new structure for commercial utility storage. Conditions were set regarding garbage pickup times and parking restrictions for tenants.
The board also discussed the approval of a variance for a property on Lennox Avenue, which involved side-yard setbacks for a home addition. The resolution specified that any dormers added must comply with zoning regulations and not be constructed on the side of the property closest to the boundary line.
Furthermore, the board touched on updates regarding local infrastructure projects. The Hersfield Park bridge project is set to commence in September, while the delayed Willow Field project received only one bid, which was over budget. Efforts continue to secure funding for improvements at Styles Park, following a denied grant application.
