- Meeting Overview:
During a recent meeting, the Port Orange Planning Commission approved several significant amendments and applications affecting local commercial and residential developments. The most noteworthy decisions included the expansion of signage for the Catfish Commons commercial development and a zoning change for a property on Taylor Road from office transition to low-density residential. Additionally, the Commission addressed future land use changes for the Ultima Shopping Village.
The Commission’s approval of a sign amendment for Catfish Commons was a key point of interest. The amendment allows for an increase in the size of a multi-tenant freestanding sign from 46 to 84 square feet at the Southeast corner of Ridgewood and Dun Lon. This change did not affect the total number of signs permitted on the property but simply expanded the size of one particular sign. The Commission discussed the need for the sign to adhere to the city’s design standards and architectural requirements, with the developer expressing the desire to feature thematic signage consistent with the Catfish Commons brand. The Commission showed support for the modern design and the anticipated progression of the development.
The Ultima Shopping Village’s future land use faced scrutiny as the Commission pondered the implications of converting it from office residential transition to rural residential. This change would allow for a single-family home to be built on the land, which was originally intended to serve as a retention pond. Staff recommended approval of both the future land use amendment and the related MDA amendment, which included establishing setbacks for the structure and accessory buildings. Commission members required clarification on the proposed changes, expressing a mix of confusion and a need to understand the developer’s intentions.
Another area of focus was a property on Taylor Road, currently zoned as office transition. The applicant sought a rezoning to low-density residential with the intent to renovate an existing single-family home for personal use. The property featured a retention pond owned by a shopping center, but this was not included in the application. The Commission considered the potential for various uses of the property, including commercial development or Airbnb rentals, as voiced by the applicant. After deliberation, the change to low-density residential was approved, aligning with the applicant’s plans for the property’s renovation.
