Princeton Planning Board Reviews Green Development Checklist Update

The most significant matter from the recent Princeton Planning Board meeting was the review of the proposed changes to the Green Development Checklist, which is part of the application for development process in Princeton. The revisions aim to streamline the approval process for major site plans and preliminary major subdivisions while promoting environmental sustainability and resilience. The updated checklist reflects changes in state law and municipal ordinances, and rephrases each question to elicit a straightforward ‘yes’ or ‘no’ response from applicants, followed by an explanation.
During the meeting, the board discussed the ordinance, which has been in development for an extended period with significant input from the Princeton Environmental Commission (PEC). The updated checklist is designed to help the board make informed decisions leading to better outcomes for the community. It includes 31 questions that now require applicants to state how they will accomplish each ‘yes’ response or explain why if the answer is ‘no.’
It was noted that the updated checklist also reflects detailed recommendations from the Green Building and Environmental Sustainability element of the master plan. The board was poised to vote on the consistency of the ordinance with the master plan, a procedural step that would endorse the ordinance to the council.
Another agenda item of note was the deferral of the Morino and Marlin IOD Del minor subdivision and site plan with variances on Ying Street due to incomplete information in the revised files received by the staff. The application, which had been continued from a previous meeting, was rescheduled for the board’s July 11th meeting after ensuring enough time for staff to review the additional documentation.
In other business, the board approved findings of fact for three applications: 21 Wiggins LLC, Princeton Academy of the Sacred Heart, and RB Homes LLC. These findings related to site plan approvals and variances for various properties throughout Princeton.
The meeting also included discussion of minor site plan applications reviewed by the Site Plan Subcommittee on June 4th. The applications discussed were for properties on Prospect Avenue and Witherspoon Street, and the Quantum Institute’s geothermal boreholes.
