Princeton Zoning Board Debates Parking and ADU Variance Requests
- Meeting Overview:
At the recent Princeton Zoning Board of Adjustment meeting, members engaged in a debate over a variance application for a property on Linden Lane, focused on the construction of an Accessory Dwelling Unit (ADU) and the associated parking setback issues. The application by 105 Linden Lane LLC called for a C1 variance to construct a new ADU and alter the principal dwelling’s entry in an area known for non-compliance with several zoning regulations. The project, touted for its sustainability and net-zero readiness, would involve demolishing an existing garage and shed.
The board grappled with the proposed parking layout, specifically the size and maneuverability of parking spaces, which were presented as slightly smaller than the standard requirement. A traffic and parking expert provided diagrams to support the feasibility of the plan, though the board raised questions about the practicality and conformity to zoning ordinances. There was also a conversation about controlling vehicle size due to concerns that the parking spaces would not adequately accommodate larger vehicles like SUVs. The applicant proposed lease restrictions to limit each unit to one car and offered to extend a fence along the property line to address concerns regarding parking encroachment onto neighboring properties.
The orientation of the front door was another point of contention. The applicant sought to move the front door to the side of the porch. The board debated the compliance of this proposed change with the zoning ordinance and the impact on the public good and neighborhood character. Eventually, there was a motion to approve the application with conditions, including lease restrictions and the placement of a fence.
In another discussion, the board considered a variance request from Dr. and Julie Song for the expansion of an existing motor court garage on Pretty Brook Road. The Songs’ application was for a C2 variance to construct a one-bay addition to an attached two-car garage and a second-floor addition above the existing garage. The property’s layout and the proposed addition’s alignment with zoning regulations were scrutinized, with concerns raised about the height to setback variance and habitable space over the garage. Members debated the neighborhood character ordinance’s implications and the potential impact on the area. Mr. Song cited car thefts in the neighborhood as a motivation for the additional garage space, noting that one stolen vehicle was used in a crime in Irvington. Despite concerns about the justification for habitable space above the garage, the board voted to approve the proposed addition, recognizing the unique nature of the property and the minimal impact on the surrounding area.
