Raritan Planning Board Approves Woodmont Warehouse Project Amid Traffic Concerns

The board raised questions about fire truck access and the types of plants to be used, while residents showed particular interest in the development’s visual impact, landscape enhancement efforts, and lighting concerns.
The board and residents also engaged in an examination of the project’s potential traffic consequences. A traffic consultant with over 38 years of experience, Mr. Panky, presented a traffic impact study which suggested moderate increases in peak hour traffic, asserting that the added vehicles would not alter the current experiences at key intersections.
Despite these assurances, community members voiced strong concerns about traffic, particularly the influence of trucks on local roads and the impact on safety and property values. One resident highlighted the current traffic challenges on Case Boulevard, especially during school pickup times at JPK School, and called for measures to mitigate the risks associated with increased congestion. Another resident urged for synchronization between the traffic study and the development’s timeline, stressing that solutions should be implemented by 2025.
A notable point of contention was the accuracy of the traffic study’s projections. Some residents questioned the validity of the traffic numbers provided, especially the distribution of truck and passenger vehicles during peak hours. In response to queries about the practice of using dated projections for traffic studies, the traffic engineers defended the use of databases to gauge traffic patterns, emphasizing the specificity of peak hour data in the analysis.
Safety was also a central theme, with inquiries regarding the placement of nox boxes and fire hydrants on the site. Community members sought confirmation that these safety measures would be aptly included in the warehouse design. The board acknowledged the public’s input and emphasized collaboration in addressing community safety concerns.
Further discussions at the meeting touched upon broader issues of growth and planning for the township’s future. The board debated the responsibility of local authorities in traffic law enforcement and the environmental impact of increased commercial developments, particularly air pollution from trucks.
The approval of the Woodmont project was not without conditions. The board also discussed an ordinance update consistent with the master plan and the board of adjustment’s annual report, acknowledging the potential effects of ordinance changes on their future activities.
