In contrast, the cluster plan aimed to minimize lot sizes, grouping them into one section of the property while reserving the larger remaining portion as open space.
The board paid careful attention to the environmental constraints of the property, which included streams, flood hazard areas, and wetlands. These constraints make the site’s development challenging but also highlight the importance of thoughtful planning to minimize ecological impacts. A significant portion of the discussion revolved around the provision of public sewer services to three of the lots, with the other two having the potential for future connection. This was a strategic consideration in light of existing capacity issues for sewer services.
Questions were raised during the meeting about the irregular size and shape of the lots in the cluster plan, with concerns about how they would fit into the existing neighborhood context. A resident inquired about the proposed houses’ proximity to current homes.
The meeting concluded without any significant input from the public, despite the citizens’ privilege segment that allows for community members to address the board. No attendees stepped forward to voice opinions or concerns, which left the discussion primarily among the board members and the developer.
