The general manager of a neighboring establishment backed the proposal.
However, the proposal faced significant opposition from several residents, with Christine Robertson leading the charge. A long-time resident, Robertson expressed grave concerns over the project’s implications for traffic, noise, and congestion, which she argued would exacerbate existing neighborhood issues. Her remarks pointed to the potential strain on local infrastructure and questioned the feasibility of incorporating an additional 56 rooms on the site. Robertson described the developer’s actions as “greedy” and criticized the lack of communication with residents, highlighting construction-related issues such as flooding during dewatering activities. She advocated for a more cautious approach to development, warning of the potential negative impact on community quality of life.
The board’s deliberations also addressed technical aspects of the expansion, such as variance requests for rear yard setbacks and minimum parking requirements. Board members inquired about the structural adjustments needed for the expansion, clarifying that the additional rooms would be integrated into the existing framework as a raised extension above parking spaces. Concerns about zoning compliance and the adequacy of parking provisions were central to the discussions, with assurances provided that signage would inform guests about parking regulations to prevent offsite parking issues.
In response to the concerns raised, the developer’s representative expressed willingness to engage with residents to clarify aspects of the project and address outstanding issues. Despite this conciliatory gesture, some residents remained skeptical, citing past experiences that had diminished their confidence in the developer’s management of the site.
Ultimately, the board voted to approve the proposal, with conditions attached to ensure compliance with zoning regulations and to mitigate potential impacts. The approval came with provisions for site plan review and commitments to address community concerns.
In addition to the hotel expansion, the meeting addressed other significant zoning applications. One proposal involved the approval of a variance for A2 2424 Zap Development LLC, allowing a reduction in parking requirements for a new 48-unit residential building. The proposal aimed to eliminate parking stackers from the design, citing safety and maintenance concerns. Despite some opposition, the board approved the variance, with Chairman Tucker dissenting over the potential precedent it might set.
Another approved application came from Bicin Investments LLC, which sought to subdivide a lot on Derby Road to construct a new single-family dwelling. The board granted the variance, noting the project’s alignment with the housing needs amidst a housing crisis.
