Revere Zoning Board Delays Decision on Easement Violation for Existing Storage Shed
- Meeting Overview:
The Revere Zoning Board of Appeals meeting focused on two primary issues: a request to validate and permit an existing storage shed conflicting with city easements and a proposal for subdividing lots for future development. The board decided to continue the hearing on the shed until more information could be gathered, while the subdivision proposal was approved with conditions.
The board’s most discussion centered around a variance application by James Fitzpatrick, trustee of 620 Revere Beach Boulevard Realty Trust. Fitzpatrick sought a variance for a storage shed situated on a sewer easement, constructed without permits over two years ago. The board was informed by Joseph Ktogio, representing Fitzpatrick, that the shed inadvertently violated city ordinances by occupying more than 10% of the rear yard and encroaching on the easement. Ktogio requested a continuance to allow time to consult the Department of Public Works (DPW) to determine the exact location of sewer lines and explore options for relocating or altering the structure. The board received two emails in opposition from local residents Marcia Lucenta and Salvatore Duca. After discussion, the board agreed to continue the hearing to July 29th, allowing time for the applicant to obtain the necessary information from the DPW.
In a separate agenda item, the board considered an application by Michael Kia to subdivide properties on Oak Island Street and 14 and Arcadia Street into four lots. Kia expressed his intention to build a house for his daughter on one of the lots, with plans for additional development in the future. The board clarified that the current request was solely for subdivision approval, not for building permits. After confirming the subdivision would be within existing regulations, the board approved the request, subject to conditions including a one-year exercise period for the rights granted by the variance and necessary recordings with the Suffolk County Registry of Deeds.
