Dunik highlighted that the design would maintain the neighborhood’s character while enhancing the streetscape. He clarified the garage height and explained that the proposed building coverage slightly exceeded the typical 30% due to the specific mobility needs.
The board examined the requested bulk variances, noting that some were pre-existing due to the lot dimensions. With a lot area of 7,211 square feet instead of the required 7,500 square feet and a lot width of 50 feet rather than the 75 feet requirement, Dunik emphasized that these dimensions were consistent with surrounding properties. He assured the board that the drainage plan adhered to the existing neighborhood patterns, directing runoff away from the house.
The board also reviewed an application for a property on Roosevelt Boulevard, where the applicant proposed an enclosed foyer addition to mitigate mud and dirt issues at the main entrance. The foyer, measuring six feet by nine feet, would include air conditioning and heating. During the discussion, it was confirmed that the foyer would not obstruct any sight triangles, as the property is not situated on a corner lot. While the board voiced curiosity about future renovations, such as a potential second-story addition with a large window, the unanimous approval was based on the current application details, with no public opposition noted.
