Sawad outlined the area’s challenges, including poor access to Route 9, landlocked parcels, and under-maintained parking lots. The potential transit village designation by neighboring Oldbridge Township and proximity to a major bus terminus were noted as opportunities for revitalization.
The redevelopment discussion sparked public commentary, particularly from a long-term mini mall tenant concerned about displacement and poor property conditions. The tenant emphasized that the landlord should be held accountable for maintenance, and the planner assured that redevelopment plans were not about displacing tenants but improving the area for community benefit. Another resident highlighted safety concerns related to the deteriorating parking lot and surrounding environment, urging action to address these issues.
Despite public apprehensions, the board unanimously recommended designating the area for redevelopment. The resolution will now move to the Borough Council for further consideration. The board assured residents that no immediate construction or demolition plans were in place, emphasizing a focus on planning and evaluation.
