Sayreville Planning Board Approves Redevelopment Study and Key Amendments for Local Projects

Public input was also sought, with Lionel Pena of Saber Corporation voicing concerns about potential impacts on commercial access. Assurances were given that redevelopment efforts aim to enhance, not diminish, existing commercial uses. Traffic improvements were promised as part of any future development agreements, addressing concerns about site access and circulation.
In parallel, the board approved amendments to site plans for the Gateway Centers, focusing on Starbucks and Panera Bread. The Starbucks site will feature a reduced building footprint to accommodate new design standards, with upscale materials planned for its construction. The design includes outdoor seating and a drive-thru capable of accommodating 12 vehicles, anticipating peak traffic during morning hours. The Panera Bread site, reflecting a new national prototype, will offer indoor and outdoor seating, with a drive-thru designed for nine vehicles. Both establishments aim to enhance the local dining scene while meeting modern consumer preferences.
Architectural presentations for these projects highlighted the use of durable materials and design elements to ensure compatibility with surrounding structures. The Starbucks design incorporates brick, metal, and wood-like panels, while Panera Bread focuses on reducing maintenance with brick veneer and synthetic stucco. Signage for both locations will be tastefully integrated.
These developments are part of a broader effort to enhance Sayreville’s commercial landscape. Site plans for the Bass Pro Shop, a major retail anchor, were also discussed, focusing on signage updates and construction progress. The Bass Pro site, featuring prominent architectural elements, is nearing completion, with utilities and landscaping in place. The updated signage aims to reflect the store’s branding evolution, accommodating additional brands and amenities within the development.
As part of the meeting, the board addressed routine procedural matters, including the approval of the 2026 meeting schedule and entering an executive session to discuss confidential matters. The session concluded with preparations for the upcoming reorganization meeting in January, as the board expressed appreciation for the year’s progress and extended holiday greetings.
