Sayreville Zoning Board Approves Pool Installation Amid Setback and Drainage Concerns
- Meeting Overview:
In a recent Sayreville Borough Zoning Board meeting, members unanimously approved an application for an in-ground swimming pool at 2602 80 Buchanan Avenue. The approval came despite extensive deliberation over proposed setback variances and drainage solutions. The board also completed annual reorganization tasks and passed resolutions on other applications, including those for Epic Church and Lesto Properties.
The central issue of the meeting centered around the swimming pool proposal by an applicant referred to as Mr. Z. His request to reduce the standard ten-foot setback requirement to six feet was met with significant scrutiny. During the presentation, Mr. Z explained that his property’s two-level yard configuration necessitated the removal of an existing staircase to comply with setback requirements. He presented images to illustrate his plan, emphasizing the challenges posed by the current layout.
Concerns arose about the proposed location of the pool and its proximity to neighboring properties. Specific issues included the concrete decking surrounding the pool, which extended to the property line. A board member questioned the existing concrete structures and their impact on the neighboring properties. Mr. Z assured the board that the pool would be centrally located within the yard and stated that existing drainage systems would prevent runoff onto adjacent properties. He confidently remarked, “the walls are bigger than his,” suggesting that these structures would mitigate any potential negative impact on neighbors.
The board’s discussion delved into the specifics of the proposed patio and whether its placement would breach the property line. The applicant detailed his plan to connect drainage pipes to a street system, which would handle excess water from the pool area. Additionally, he mentioned utilizing rainwater for landscaping purposes.
Further examination revealed that while the applicant intended to comply with the ten-foot pool setback, the patio’s setback was proposed at merely one foot on two sides, less than the required five feet. This discrepancy prompted the board to discuss the potential implications of such limited spacing, particularly regarding zoning regulations. Mr. Z expressed a willingness to adjust his plans, stating, “That’ll drop it a little bit,” to better align with regulatory standards.
Despite these discussions, the board eventually moved to a vote. Before doing so, the floor was opened for public comment, though no residents chose to speak. Satisfied that all concerns had been addressed, the board proceeded to approve the application through a roll call vote, with all present members in favor.
In addition to the pool application, the meeting also encompassed the board’s annual reorganization. Ron Green was nominated and unanimously appointed as chairman, while Tom Kuczynski assumed the role of vice chairman. Al Fischer was appointed as the zoning board attorney, J. Cornell as the borough engineer, and Michael Fowler as the zoning planner. Joan Kemble continued her duties as the recording secretary, with all appointments confirmed through roll call votes.
The board also resolved other matters, including approvals for the Epic Church and Lesto Properties applications, with minimal debate. These resolutions were passed smoothly. Additionally, minutes from a previous December meeting were quickly reviewed and approved.
