Sayreville Zoning Board Approves Rebuilding on Market Street and Considers Multiple Fence Variances
- Meeting Overview:
In a recent Sayreville Borough Zoning Board meeting, several decisions were made on residential property applications, including the approval of a new single-family home on Market Street, and deliberations on several fence variance requests, reflecting ongoing efforts to balance property development with zoning compliance.
The most notable discussion centered around an application for the property on Market Street, where the applicant sought to demolish an existing single-family residence while retaining the basement and foundation to construct a new home. This application required bulk variances due to pre-existing conditions related to front, side, and rear yard setbacks, as well as maximum building and lot coverage. The board heard testimonies from the current owner and the prospective buyer, Christopher Garnier. Garnier plans to build a new home similar to the existing structure, with a footprint of 36 by 36 feet, featuring three bedrooms across two stories. The proposed house would utilize the existing foundation, maintaining a continuity with the previous structure while necessitating variances because of its corner lot positioning and the resultant setback requirements.
The board thoroughly examined the proposed lot coverage changes. The existing coverage of 53.29% would see a minor increase to 53.54%, primarily due to the rebuilding design, although the removal of a shed would result in a net decrease in coverage, addressing zoning limit concerns.
Board members expressed general support, noting that the application would enhance the property’s appearance and value. A roll call vote unanimously approved the application, with confirmation that the decision would be memorialized the following month, paving the way for the applicant to commence construction.
Following the Market Street decision, the board considered multiple fence variance applications. One notable application was presented by Mr. Patel, who requested a variance for a six-foot vinyl fence surrounding his side yard and backyard. Patel sought to place the fence three feet from the property line, deviating from the 10-foot requirement. He assured the board that the fence would not interfere with safety sight triangles, given the ample space in the area. The board engaged in discussions about the fence’s alignment with property lines and potential visibility issues, ultimately approving the application after confirming compliance with safety and zoning regulations.
Another fence-related application involved a property on Melrose Avenue. The applicant, new to the neighborhood, sought to install a fence that would align with a neighbor’s existing fence. Confusion arose over the fence’s positioning and the dimensions provided, prompting the board to request clarification to ensure adherence to local ordinances. After adjustments, the application was approved, contingent on further procedural steps at the construction office.
Additional discussions during the meeting included a routine review and approval of minutes from a previous session and a brief consideration of a fence along Route 35, which met the ordinance requirements for site triangles, thus avoiding potential traffic obstruction issues.
Moreover, the board discussed the appointment of a special attorney to assist with a forthcoming religious land use application.
