The proposed wall sign was 29 square feet, and the removal of a pre-existing banner sign, measuring 27 square feet, was a condition for approval. The board’s recommendation to approve the signage replacement, contingent on the banner sign’s removal, was unanimously supported.
Further proceedings included the approval of a site plan for a property on Tannery Road, where the board reviewed an application for a small-scale ground-mounted photovoltaic system. The applicant, represented by Rob from Sunron, confirmed that the fire department had no fence requirements but highlighted the need for a clear area around the installation. The proposal sought a waiver to reduce the required setback from 150 feet to a range between 65 and 73 feet. After deliberation, the board granted unanimous approval for the site plan, recognizing the project’s adherence to standards and the fire department’s stipulations.
The meeting also featured the approval of modifications to the site plan and lighting on College Highway, home to a Dunkin Donuts. The proposed upgrades included the installation of additional LED light fixtures to replace outdated floodlights from 1993. The board reviewed the photometric plan submitted by JNN Selma Family Limited, which demonstrated minimal impact on adjacent properties due to the downcast design of the new lighting. The relocation of the dumpster for easier access and compliance with enclosure standards was also noted. After closing the public hearing, the board unanimously voted to approve the modification, planning to finalize the decision in the coming week.
Routine matters included updates on the Noble Steel Steed subdivision infrastructure, where recent construction activities such as sidewalk pouring and roadway graveling were discussed.
