Sparta Planning Board Advances Affordable Housing Plan Amid Environmental Constraints

The third proposal concerned a site across from Stop and Shop at the Route 15 interchange, with zoning already accommodating planned development.
The board approved the housing plan, contingent on the adoption of a mandatory set-aside ordinance, which would require new developments with five or more units to allocate 20% for affordable housing. This measure aims to prevent developers from circumventing affordable housing requirements, thereby ensuring Sparta meets its state-mandated obligations.
In addition to affordable housing, the board examined a subdivision application from LJL Investments LLC, which proposed dividing two existing properties on Knosogga Trail into three conforming lots. The applicant assured compliance with zoning regulations, negating the need for variances. Concerns about potential drainage issues and the impact on neighborhood character were raised during the public comment session. Residents expressed apprehensions about water runoff and changes to the area’s historical character due to new developments. The board addressed these concerns by outlining conditions for the subdivision’s approval, including compliance with engineering and planning reports.
