Ralph Keith, an associate planner, presented the case, explaining that the proposal maintained consistency with statutory requirements and a joint planning agreement with Osceola County. The development, part of the Live Oak plan unit development, involves transitioning land use and zoning from the county’s jurisdiction to the city’s, with the future land use designated as commercial city.
The commission engaged in a discussion about the compatibility of the project with existing county entitlements. John Adams, an agent for the applications, clarified that the proposal mirrored former county entitlements and was designed to market the property within the city’s framework. He noted that certain parcels would remain undeveloped and serve as landscape buffers, addressing concerns about proximity to conservation areas.
Despite no public comments, the commission deliberated on the technical aspects of the application, including the need for clearer map legends in future presentations. The planner acknowledged this request, agreeing to enhance visual aids for better understanding. The commission unanimously approved all three ordinances related to the Bur Oak Boulevard project.
