The board emphasized the importance of ensuring that emergency services could access the site, especially given the building’s design which limits fire truck maneuverability around the premises.

The architect presented plans for a roof deck and outlined the project’s compliance with state-level Residential Site Improvement Standards for parking, while acknowledging the need for a waiver due to a narrower drive aisle. Lighting was a particular focus, with the potential for light spillage onto neighboring properties leading to discussions about the appropriate height and type of fixtures. A condition was proposed for post-construction review to ensure compliance with safety and aesthetic standards.
In addition to the primary development discussion, the board also addressed a proposed lot line adjustment between properties on Dogwood Drive and Hobart Road, aimed at rectifying non-conforming lot sizes. The adjustment, which involves transferring land to make one property compliant with zoning regulations, was viewed favorably for its potential to eliminate existing non-conformities without the need for physical construction.
