Similarly, the proposal for a carport on Pineapple Street faced scrutiny. The non-contributing, circa 1925 property was subject to concerns over the carport’s potential impact on the historic streetscape. The proposed aluminum structure, which did not conform to the 25-foot front setback requirement, was seen as altering the open space relationship with the street. The staff recommended denial, emphasizing that accessory structures should ideally be located in rear or side yards. Despite arguments from the applicant’s representative about aluminum’s resistance to rust and storm impact, the board preferred designs aligning more closely with the neighborhood’s architectural style.
Public comments echoed the board’s concerns, with one attendee suggesting a wooden carport attached to the house side would better fit the historic context.
In another discussion, the board reviewed a proposal for a new two-story mixed-use building on a vacant lot previously occupied by the GE Noblet building. The community redevelopment area had issued a call for mixed-use development proposals, and the current application emerged as the top-ranked option. The design featured a central courtyard to enhance pedestrian connectivity and a simple modern aesthetic intended to complement the surrounding historic architecture.
Board members raised concerns about the building’s flat roof and its impact on the streetscape, recommending that historic elements from the original Noblet building, such as the marble name and date plate, be incorporated into the new structure.
