Once developed, the site is projected to be assessed at 4.5 million dollars, generating an estimated 85,000 dollars in ad valorem taxes, with approximately 29,000 dollars benefiting the city. The developers have committed to securing a second end user, potentially local restaurants or breweries, and the city retains a right of first refusal on this aspect.
