Union County Planning Board Supports Downtown Redevelopment and New Plaza Initiative

Following the presentation, the board unanimously agreed with the findings, supporting the area’s designation for redevelopment.
In conjunction with the downtown redevelopment, the board discussed a substantial plaza planned for the corner of Morris and Styverson, designed as a community gathering space. Although many details remain pending, fundamental regulations were outlined for the plaza, including a minimum area requirement of 20,000 square feet and safety features like pedestrian lighting. The redevelopment plan sets the maximum building height at 85 feet, with specific setbacks to mitigate height perception. Concerns about traffic, particularly regarding Bonel Court as a single access point, were raised, but pedestrian safety remains a priority, with curb cuts prohibited to enhance walkability.
The board also addressed amendments to the Route 22 redevelopment plan for a 4.3-acre site previously determined as in need of redevelopment. The updated plan aims to adapt to changing market demands by introducing new permitted uses, such as automobile sales and public utilities. Regulations regarding building coverage, parking, and vehicle display were discussed to ensure market-driven and sustainable development. The board unanimously approved the amendments, aligning with the county’s goals for economic growth and resilience.
In the meeting’s new business segment, three applications were addressed. An application for a property on Chestnut Street was adjourned for further review, while another concerning the Merrick Landmark was scheduled for a future meeting. A subdivision application for 17 Story Place was presented by Diane Atwell. Atwell confirmed compliance with all procedural requirements, and the application was approved without dissent after clarifying that no new primary buildings would be constructed.
