Union Township Approves Redevelopment of Former Bed Bath & Beyond Site into Logistics Hub
- Meeting Overview:
The Union Township Planning Board has approved a proposal to repurpose the former Bed Bath & Beyond headquarters on Liberty Avenue into a warehouse distribution center and corporate headquarters for Interglobal NA Real Estate LLC. The project, which involves deviations from the existing redevelopment plan, is expected to revitalize the long-vacant site by transforming it into a state-of-the-art logistics hub.
The centerpiece of the meeting was the detailed presentation and subsequent approval of plans to convert the site on Liberty Avenue into a warehouse and corporate office facility. The proposal, put forth by Interglobal NA Real Estate LLC, aims to repurpose the existing multi-story office building into a modern logistics center. This plan is driven by the need for expanded facilities to accommodate Interglobal’s growing operations, which are currently based in Jersey City. The redevelopment is aligned with the township’s objective to activate the site for economic use while adhering to sustainability principles.
The project received attention due to its scope and the need for specific variances from the township’s redevelopment plan. A key variance involves the building height, where the proposal seeks to exceed the 45-foot limit by raising certain sections to 49 feet and 5 inches. The rationale provided by a professional planner emphasized that this increase would facilitate two floors of office space without expanding the building’s footprint, thereby reducing impervious surfaces, which is crucial given the site’s location within a flood hazard area.
Parking requirements also emerged as a topic of interest. The existing redevelopment plan mandates 277 parking spaces, while the proposal accommodates only 150 spaces, justified by the specific operational needs of the applicant. The planned facility will employ approximately 90 people, including office staff, warehouse workers, and drivers. The proposal includes provisions for electric vehicle charging stations and complies with ADA requirements, though public comments suggested a reassessment of the number of designated ADA spaces to ensure compliance with local codes.
Architectural and operational details were presented extensively, focusing on the repurposing of the existing building while maintaining its footprint. The building will feature three floors of office space with a terrace, cold and dry storage areas, and 49 loading docks to optimize the flow of goods. The logistics hub is designed to handle a variety of products, including food items and general cargo, with operations commencing as early as 5:00 a.m. to align with port schedules.
Traffic management and environmental considerations were also thoroughly examined. The plan proposes a reduction in impervious surfaces by approximately 1.4 acres. The site layout includes strategic landscaping and lighting improvements, with new trees planted to replace those removed. The existing stormwater detention basin will continue to service the property, with assurances that the conveyance system will adequately meet the new development’s needs.
The impact of increased truck traffic was another focal point. The facility anticipates handling around 60 trucks daily, with a robust design accommodating multiple simultaneous arrivals without congestion. Access routes for trucks are clearly defined, with an emphasis on using major roads to minimize disruption to residential areas. The applicant committed to implementing security measures to prevent unauthorized overnight parking and ensuring efficient traffic flow during peak hours to avoid conflicts with nearby school zones.
The board’s approval came with conditions, including stipulations on signage to prominently display the property number and restrictions on overnight parking. The applicant’s representative expressed confidence that the project would bring significant economic benefits to the area while addressing community concerns through careful planning and adherence to township regulations.
