Ricky also addressed the need for a bulk variance due to an existing non-conforming side yard setback and a parking variance, as the proposal met 20 of the 24 required spaces under ordinance standards. He noted that the existing building’s legal status and adjacent parking availability justified the variances, with minimal impact on the surrounding community.
The board members deliberated on the application, expressing general support given the evidence presented and the potential community benefits. Some members suggested that more visual documentation of the parking could have been beneficial but acknowledged that the overall plan met zoning criteria.
