The drive-thru design, as outlined by civil engineer Brett Scapinets, features two ordering lanes merging into a single lane, with the overall structure being slightly smaller than the current building. The plan also includes updates to traffic patterns, with left-in and left-out access on Tucker Avenue and right-in and right-out access on Chestnut Street, changes made in collaboration with Union County traffic division and the Union Township Police Department.
Public welfare was a prominent theme during the meeting, with the proposed drive-thru venture positioned as a convenience boost for customers, including elderly patrons and families. The applicant noted that the design, which includes a 12-car stacking configuration, is intended to alleviate traffic congestion issues, a frequent complaint with the current operation. The proposal also emphasizes safety enhancements, such as repositioned driveways to streamline vehicle flow and prevent backups during peak hours.
The proposal, emphasizing collaboration with local authorities, has received favorable feedback from both the county and police department. A county approval letter dated June 26, 2024, was referenced, showing alignment with traffic recommendations. The police department had no further comments.
In addition to traffic concerns, the meeting addressed variances related to parking space requirements and building setbacks. The plan provides two on-site and four off-site parking spaces, contending that the ordinance’s requirement of five spaces does not align with the drive-thru’s operational model. The proposal also seeks to reduce impervious surface coverage.

The trash enclosure, constructed with masonry walls, would match the building’s exterior, and landscaping would offer visual shielding. An innovative design element of the proposal is the dual-lane drive-thru, projected to operate 25% faster than traditional single lanes. The design, which mirrors successful implementation at Dunkin’s Edison location, incorporates two menu boards and separate windows for payment and pick-up.
The architectural presentation highlighted the use of durable materials and strategic design elements, including internally illuminated signage and accent bands designed to enhance customer interaction during various weather conditions. The proposed facility also features a “pull-forward” area to manage large orders without disrupting the drive-thru flow.
