Ventnor City Advances Boardwalk Replacement Project and Redevelopment Initiatives

This decision was partly in response to previous complaints about inadequate lighting, with the new design set to meet industry standards and enhance safety and visibility for residents and visitors alike. However, concerns were raised about potential light pollution, particularly if the wattage of the new lights was increased. The council deliberated over balancing the need for effective lighting with minimizing disturbances to nearby residents. The new lighting poles offer additional banner space, which has proven popular, with banner space already sold out for the upcoming year.
Simultaneously, the council navigated discussions on a redevelopment agreement with D AJ Ventner LLC for the former Troy Avenue School site. This initiative is poised to revitalize the central business district, with expectations of increasing foot traffic and attracting new businesses and residents. The redevelopment agreement aligns with the city’s master plan, and a meeting with the planning board is scheduled for October 27 to further assess the design specifics. Legal perspectives confirmed the consistency of the agreement with the redevelopment plan.
In addition to these significant projects, the council also revisited the city’s five-year tax exemption and abatement program through the adoption of Ordinance 2025-020. The program seeks to stimulate property improvement by offering tax incentives, encouraging the replacement of older homes with new constructions. The tax assessor clarified the process, noting that property owners who demolish a house are exempt from paying taxes on it for the following year but must still pay land taxes. The new construction is then assessed at its improved value with a 30% reduction in improvement value taxes for the subsequent five years. The ordinance received unanimous approval.
The meeting also highlighted upcoming community events. Key events include the Eagles tailgate at Ski Beach on October 19, Halloween Fest on October 26, and the holiday parade weekend from December 5 to 7.
Updates from the police department were also discussed, with approximately 30 candidates vying for positions within the department. A physical test is scheduled for November 3, encompassing various physical challenges. The beach patrol provided a summary of summer incidents, noting a total of 2,600 incidents, with Mondays surprisingly being the busiest days.
Public comments were invited, with a resident expressing concerns over a violent incident involving a friend. The council advised that ongoing investigations should not be discussed publicly and directed the resident to consult with the police chief for further information. The council assured the community of the incident’s management.
